And in the past, that has sometimes meant that lot owners pay a small fortune to have their blocks cleared or maintained. That's why we created K-I-L-M. We're a co-operative made up of 3 residents, with a combination of experience and skill sets that work together to provide much-needed services for lot owners -- at an affordable price.

K-I-L-M could stand for many things... Keswick Island Land Maintenance, Keswick Island Lot Management, Keswick Island Labour Management, Keswick Island Liberation Movement... to mention a few. ;-)

But seriously, whether you need your lot cleared for surveying, you want to sell your block of land, you have a home that needs regular yard maintenance, or you need some landscaping done, we can help you to achieve the desired result -- as well as reducing the risk of fire hazards. All block work is carried out in the following order:
  • Pre-Job Site Inspection during a block walkover to inspect your land. This helps to give our team an indication of the time it will take to complete your work, and to identify any hazards.
     
  • Issue estimate.
     
  • To book in work, you will be required to make a 50% deposit via EFT.
     
  • Confirmation of when the work will commence and when it should be completed by.
     
  • Final invoice will be sent to you with before and after photos at job completion.

  • OR you can secure one of our maintenance packages below.

We would like to offer home owners a selection of maintenance packages designed to relieve you of any concerns over the maintenance of your valuable investment. We provide complete and professional packages tailor made for your needs, with the flexibility of monthly, bi-monthly or quarterly agreement options. Securing one of these packages ensures current pricing for the term of your agreement.

Package A - Cost: $190 per month + GST
  • monthly mowing of lawns
  • monthly whipper snipping around garden areas
  • weed eradication on driveways
  • maintaining quality of gardens, ie. pruning, mulching & weeding
  • regular termite and ant infestation inspection
  • gutter clearing
  • watering as required
  • supply of plants as required, at cost

Package B - Cost: $299 per month + GST

  • Package A PLUS:
  • check and refill batteries as required (distilled water at cost)
  • maintain regular buggy servicing and report any major concerns
  • monitor water levels in tanks & clean screens as required
  • check & run generator once a month
  • check & run fire pump once a month
  • check condition of fire hose once a month
  • check serviceability of fire alarms once a month and change batteries as required
  • check & maintain connections on solar batteries & ensure connections are free of corrosion
  • clean grease trap as required
  • order fuel & gas as required
  • minor maintenance and repairs including regular spraying of locks & hinges
  • complete a monthly maintenance report and forward to owner

If your house is a rental property, then we also offer a cleaning service package to assist you.

Package C - Cost: $290 + GST per rental

Pre rental:

  • maintenance inspection
  • ensure update of compendium which includes tide charts, map of island, general do’s & don’ts on the island & FAQ
  • clean all windows
  • ensure overall cleanliness of house, ie sweeping, removal of cobwebs & wasps nests etc.
  • meet & greet guests at airport and transfer to house
  • island briefing & house familiarization

Post rental:

  • conduct a condition report, forwarded to owner, which includes general condition of house after rental, current stock of necessary items & inventory check
  • laundry – sheets, pillow cases & towels
  • remake all beds and restock bathrooms (supplies at owners expense)
  • clean BBQ
  • full house clean including kitchen, oven, grill, stove top, fridge etc.
  • clean cupboards & crockery as required
  • maintain quantities of cleaning/laundry products (at owners expense)
  • ensure buggy is serviceable
  • maintain adequate supply of fuel & gas (at owners expense)

We understand that you may have some questions that you'd like to ask, and we're always available by phone or email to answer them. But here are some of the most commonly asked questions that may save you time:

Q: What is your hourly rate?
A: There are several points we need to consider when working out our rates. Largely, it depends on the type of work that we undertake. For instance, if your scope of works was for chain saw work to remove a dead tree from near your home, (which could be considered a hazard to your house), it would cost $55/hr including chain saw hire. If you had large trees that needed felling, it could cost up to $85/hr including chain saw hire. If you own a block of land that has already been cleared or requires an initial clearning to reduce fire hazards, and your scope of works is to have the property regularly maintained so it doesn't look like a jungle, it would cost $40/hr. Please note that these prices are indicative only, and you will be provided with an estimate at the time of your enquiry.

The price for block clearing includes 1 or 2 KILM team members, brush cutters, petrol and consumables. Removal of green waste can also be arranged. The price for chain sawing includes an operator, chain saw and petrol.

There are also other factors to consider, like:

  • The initial clearing of a block may cost more due to the size of the project. (If your block is regularly maintained, it will cost less in the long-run, and reduce the risk of becoming a fire hazard).
  • Whether you own 1 block or several blocks of land. (If you own more than 1 block, it could work out cheaper for you to have us maintain them all).
  • Whether the work is a one-time job, or a regular ongoing job. (We may consider giving you a discounted rate if you secure a maintenance contract with us).
  • The time of year that you want your work to be done. (In the wet season, grass grows very quickly, and can make working on steep blocks hazardous and timely).

All these things and more are taken into consideration when working out a viable yet competitive rate to charge our customers. There could be some instances where we will charge on a $ per/m2 basis. Each project is worked out separately on a case-by-case basis to give our customers the best possible value.

Q: Why do you only provide an estimate and not a flat rate quote for your work?
A: From experience, we've found that Keswick Island is a place that's full of surprises. It's a National Park in a unique setting, with some unique flora and fauna. Every site on Keswick Island is different... Even though we conduct a pre-job site inspection, we can't always foresee incidents that might occur when we're carrying out your work. For instance, if we quoted a job at a flat rate, then found that between the time of quoting and the time of starting the job, your site had a land slip, that would make the job more difficult than anticipated. Now this isn't a common occurrence... It's only an example, and we're simply pointing out that an estimate is the safest bet to cover all bases.

Q: How will I know when my job is going to start and when it will be completed?
A: When you first make an enquiry with us, we will carry out a pre-job inspection of your site, then send you a Job Estimate & Work Order for your approval. This shows the start date and estimated work date. If for some reason, inclement weather interferes with the work, we will notify you with adjusted dates.

Q: I have a different job requirement than what you've listed in your range of services. Will you able to do it?
A: It's very likely that we will be able to complete your job. Once you submit an enquiry with the details, we will be able to advise you accordingly.

Q: What are your payment terms?
A: Once you return the signed Job Estimate & Work Order to us, we will book your work in. When the project has been completed, you will receive an invoice with 7 day terms. Payment is via EFT as we don't have a postal service or banks here.

Q: Why have I been asked to give you a deposit?
A: Some of the property owners at Keswick Island live overseas, and there are many in Australia that we have never met... Therefore it makes good business sense to ask for a deposit so we can book your work in. The remainder is due within 7 days of our final invoice being sent out. We don't employ anyone to do our accounts or to follow-up with outstanding invoices, so feel it would be better to know you are serious about the work you ask us to do. We also have our 100% Satisfaction Guarantee that stands true for every order placed.

Q: Can I speak to one of your customers who you've done work for in the past?
A: Absolutely! Please let us know and we will make arrangements for that to happen.

Q: Do you have Public Liability Insurance?
A: Yes, we are insured for up to $5M.

Q: How do I know I can trust you to do a good job for me?
A: Please let us assure you that we take the utmost pride in our work. After all, we live here and have to look at your land. We'd much prefer to see a tidy, attractive block, than an overgrown jungle! We also have a reputation to keep up, and wouldn't risk our business by not providing the service that we guarantee. Remember, you will be provided with before and after photos of your property, so you can physically check that the work has been carried out to your satisfaction.
